Ann Raguz

Principal Consultant

Ann Raguz is a Principal Consultant at Applied Business Strategy in its damage analysis and forensic accounting practice. She has extensive financial and operations experience in transforming the effectiveness and improving the efficiency of accounting and finance organizations in a variety of industries, including manufacturing, real estate, government, and financial institutions.

Ms. Raguz has consulted with numerous clients, performing accounting and finance assessments, providing interim financial services, developing baseline financial information, automating various accounting and financial processes, and providing assistance with mergers and acquisition activity.  She has managed the outsourcing of corporate real estate departments, including RFP, vendor selection, transition, and training processes for a national bank, and has automated the billing process for tracking common area maintenance, insurance and real estate tax billings for over 500 properties for a national real estate developer.

Ms. Raguz started her career with Deloitte and advanced to Senior Manager, where she was responsible for the planning and direct supervision of financial audits, consulting services, and litigation support. While with Deloitte she gained considerable experience with real estate and manufacturing related entities, where she was able to leverage her accounting and finance background by providing project management assistance with an IPO for a real estate investment trust, assisted an international manufacturer with their world-wide system of internal controls, performed an SEC directed forensic investigation to determine the proper accounting for various loan transactions for a large institutional investor’s real estate portfolio, and prepared expert witness testimony related to litigation surrounding a real estate dispute.

As Vice President/Finance Director of KeyCorp Corporate Real Estate Department, Ms. Raguz managed a consolidated portfolio of 1,800 corporate properties totaling 14 million square feet.  She served as lead resource during the outsourcing of Lease Administration and Corporate Real Estate accounting operations, assisted with the implementation of new real estate and accounting systems, established policies and procedures for the control and monitoring of outsourced operations, and supported acquisition and divestitures by providing property and portfolio level financial analysis.

Ms. Raguz holds a Bachelor of Business Administration in Accounting and a Math-Computer Science Minor from St. Mary’s College. She also is a Certified Public Accountant (inactive) in the State of Ohio.  She attended the SEC Institute – SEC Reporting School, and the J.L. Kellogg Graduate School of Management – Experienced Manager’s Seminar.  Ms. Raguz also authored a chapter in “Real Estate Accounting and Reporting Manual” published in 1994.
